Private Communities
Private residential communities are known for their quiet neighborhoods, manicured landscaping, well-maintained facilities, and--yes--privacy. Many are located in quiet, out-of-the-way locations and provide community residents with their own exclusive set of recreational options. Often, private community homeowner associations own a share of the facilities, paying not only for their homes, but for the upkeep of the community itself. Their investment helps to keep their private communities clean and well cared for.
Private Community Trends
Private communities were once thought of as luxurious havens for the rich and elite. Now they are attracting a more middle-class--and younger--crowd than ever before. Homebuyers attached to city jobs use them as summer and weekend getaways, with hopes that they will some day retire to them. An increasingly large number of homeowners find they are able to live in them full-time. Some are retirees, some are young telecommuters taking advantage of an increasingly Internet-based economy, and some choose to live in private communities located close enough to their office for a daily commute. Many are families with young children, attracted to the community atmosphere and relative quiet and safety that private communities provide.
Some of today's newest private communities are designed according to the precepts of New Urbanism. Also known as traditional neighborhood developments, these private communities reflect a "back to basics" approach. Town planners look to the central piazzas of small Italian towns for inspiration, and scorn the divisive grids of suburban subdivisions. A certain percentage of the community's land must be put aside for shared "green space," and homes are clustered around shared parks, playgrounds, private footpaths, pools, and recreational amenities. A small community town center of mixed retail space offers residents and guests an opportunity to enjoy cafe dining and a little shopping without having to stray far from home. Most everything is in walking distance--and even the private community's farthest corner only requires a short bicycle ride.

The southeastern United States is the location of many of the most beautiful, and desirable, private communities in the nation.
